Accommodation rules

1. Purpose

These Accommodation Rules govern guests' stays at properties managed by Room To Move.

The purpose is to ensure respectful coexistence, preserve the properties, and provide a pleasant experience for both guests and neighbors.

Accepting a reservation implies acceptance of these rules.


2. Guest identification

All guests must provide the documentation required by Spanish law before or during the check-in process.

Room To Move may deny access to the accommodation when the requested documentation is not provided.


3. Maximum capacity

The number of people staying may not exceed the maximum capacity indicated for each property.

Occupancy exceeding the authorized number may result in the immediate cancellation of the stay without the right to a refund.


4. Visitors

Visits from people not included in the reservation must be reported to Room To Move in advance.

The owner or manager may limit or deny such visits when they consider that they affect security, peaceful coexistence, or community rules.

Visitors may not stay overnight at the accommodation without prior authorization.


5. Parties and events

It is strictly prohibited to organize:

  • parties;
  • celebrations;
  • large gatherings;
  • private events;
  • activities that cause inconvenience to neighbors.

Failure to comply with this rule may result in:

  • immediate termination of the stay;
  • forfeiture of the security deposit, where applicable;
  • a claim for damages.

6. Noise

Guests must respect the neighbors' quiet.

Especially between 22:00 and 08:00, the following must be avoided:

  • loud music;
  • shouting;
  • noisy gatherings;
  • any activity that could disrupt peaceful coexistence.

7. No smoking

Smoking is not permitted inside any of the accommodations.

In the event of non-compliance, Room To Move may charge the guest for any extraordinary cleaning, ventilation, or repair costs required.


8. Pets

Pets are not allowed, except with the express written authorization of Room To Move.

The unauthorized entry of animals may result in the cancellation of the stay.


9. Responsible use of the accommodation

Guests must use the property with the care expected of a reasonable user.

In particular, they must:

  • keep the accommodation clean and tidy;
  • use the furniture and appliances correctly;
  • turn off lights and heating or air conditioning when they are not needed;
  • close doors and windows when leaving the property.

10. Damage

The guest will be liable for any damage caused during their stay by themselves, their companions, or people under their responsibility.

If damage occurs, it must be reported to Room To Move as soon as possible.


11. Cleaning

For long-term stays, one or two cleanings per month may be carried out in accordance with what has been agreed for each accommodation.

The guest will provide access to authorized personnel on the previously communicated date.


12. Forgotten items

Items found after the guest's departure will be kept for a reasonable period.

If the guest requests their return, shipping costs will be borne by the guest, unless otherwise agreed.

Once that period has elapsed without a claim, Room To Move may dispose of the items in accordance with applicable regulations.


13. Keys and access

The guest will be responsible for the keys, cards, or access devices provided during the stay.

Loss or damage may result in a charge equivalent to the cost of replacement or changing the locks when necessary.


14. Emergencies

In the event of a breakdown, accident, or any incident that could affect the safety of the accommodation, the guest must inform Room To Move as soon as possible.

In an emergency, they must first contact the relevant public emergency services.


15. Breach of the rules

Room To Move may terminate the stay if the guest seriously breaches these rules or causes harm to the accommodation, the community, or third parties.

In these cases, the early termination of the stay will not automatically entitle the guest to a refund.


16. Guest responsibility

The guest will be responsible for the behavior of all people included in their reservation.

They will also be liable for any damage or loss caused by them during the stay.
